  • chevron_rightAre there any deposits required for DRC applications?
    There is a $500 (refundable) compliance deposit for fence applications to ensure the fence is completed and painted correctly. Once the fence has been painted inside and out, the property owner can contact the DRC for a final inspection of the fence. Once the fence has passed the inspected, the deposit will be returned. Passing inspection would include following all fence guidelines such as a shadow boxed design, painted/stained Buckhead Green on the inside and outside of the fence, and sloped correctly.
     
    There is a $500 compliance deposit for shed applications to ensure all guidelines are met. Once the shed has passed the inspected, the deposit will be returned.
     
    There is a $500 compliance deposit for pool applications to ensure all guidelines are met. Once the pool has passed the inspected, the deposit will be returned.
    There is a $100 non-refundable application for all pool applications.
     
    If you are applying for multiple projects at the same time that require $500 compliance deposits, only one $500 compliance deposit is required. The deposit will be refunded upon completion and inspection of all projects. 
     
     
  • chevron_rightCan I put solar panels on my house?
    Solar panels may only be installed in the rear of the home, not visible from the street. They must be pre approved by the DRC. 
    They can not be installed on a townhouse. 
  • chevron_rightHow long do I have to complete an approved project?
    DRC approvals last six month from the approval date before another request would need to be submitted. If your projects is going to run over the 6 months, you may apply to the DRC in writing for an extension 30 days prior to the expiration of the project end date.
  • chevron_rightHow long does the DRC process take for approvals?
    Typically, appointments to site view a request are made within a few days to no more than two weeks. However, an approval can take up to forty-five (45) day in some circumstances. Generally, if the site view is set up correctly by the Property owner, the approval will go much quicker.
              Keep this in mind when you are planning a project to allow the proper time. Example: You place your request one day with the start date for the next, this does not allow the DRC committee adequate time to approve a request and the project cannot be started until the request has been approved.
     
    NO applications are process during the week of Thanksgiving, these 7 days are excluded from the 45 day window.
    No applications are processed from December 15th though January 1, these days are excluded from the 45 day window.

  • chevron_rightIf I am doing multiple projects can I place them in one application?
    Each project shall be applied for on a separate application. This eliminates any confusion on the status of approvals or denials when one project may have been approved while another was denied.
  • chevron_rightIf I'm making any changes to my property do i have to contact the POA?
    Yes, you must contact the POA if you are planning to remodel your house, install a fence, plant or move trees, erect a shed or a play fort, add onto your home, install a satellite dish, change landscape etc..
     
    To protect the overall look of the community any changes to the outside of a property need to be
    reported to the POA prior to starting any project. You can do this quickly by completing a Design Review Committee Form (DRC Short Form Application or DRC Fence Installation Application) and submitting it to the property management team. Once we review your information, we will send you an email with a permit note to put outside your house so that other property owners are aware that you have gone through the ARB process.

  • chevron_rightWhat are some request which need prior approval from the DRC?
    • Changes in color, stain, painting, or modifications to any residence.
    • Property changes such as the grade of a yard,  screening or enclosing porches, patios, decks or balconies.
    • Adding or installing fences, a shed or swimming pool.
    • Replacing or adding trees, major landscaping changes.
    • Changing walkways, driveways, mailboxes or other features outside your home.
    • Any structural changes you intend to make to your home.

  • chevron_rightWhat do I do if I want to put in a pool
    Please download and follow the DRC/ARB guidelines.
    Be sure you've gone through all county approvals prior to filing the pool application with the DRC.

  • chevron_rightWhat do I do to put in a Fence?
    Please download and follow the DRC/ARB guidelines.
    All fences must have architectural review and approval. 
     
  • chevron_rightWhat happens if I do not file an application and proceed with a project?
     If a project is started or completed and an application for approval was not processed and approved, the homeowner will be fined according to the fine schedule. The homeowner could also be required to remove said project and pay a daily fine to the POA until the problem is corrected.

  • chevron_rightWhat steps do i need to do to prepare for site inspection?
    An outline of the project shall be flagged or marked, by the property owner, prior to the appointment time which has been scheduled. This provides the DRC Committee a visual of how the completed project appear.  It is the property owner’s responsibility to know where their property lines are and have them clearly marked as well as any permits needed from any government requirement. The DRC will not locate property lines nor shall they flag or mark the location of the project. If these steps are not completed, the appointment will be canceled and rescheduled, failure to have the steps completed on the second visit will result in a denial of the application.

  • chevron_rightWho makes up the DRC Committee?
    Who makes up the DRC Committee? The committee is made up of a board selected Chairman & up to 4 volunteers that own property in Buckhead East.

    Retention ponds are part of the common areas of our community.

  • chevron_rightCan we swim in the ponds?
    It is not recommended to swim in the ponds. We have an abundance of wildlife including alligators living in our ponds.
  • chevron_rightI need help, where do I go?
    As a homeowner or renter in the Buckhead East community, you have access to many resources from this website. You can contact someone directly thru the contact us page or you can use the Request Manager. The request manager provides tracking and accountability for things that need action and may take time. However it is not manned daily as some of the other “Contact Us” email addresses at Premier are.

  • chevron_rightWhat do I do if I see a street light out?
    You can contact Coastal EMC at 912-884-3311 and report the problem. Please be sure to let them know that the street light may be under Buckhead East’s POA account.  If you need assistance you can contact maintenance via the Residents menu>Contact Us
    Please be sure to include the date you first reported the light out to Coastal Electric along with the operator information for follow up. 
  • chevron_rightWhat is the Request Manager?
    The ticketing system, also known as the Request manager is  designed to open a request, suggestions with details, permission, repair, maintenance,“to do” or “help” ticket that can be followed up on, addressed, and managed. It is an experimental system being implemented to categorize things in our community and provide accountability and transparency. It is being managed by your committee leaders at this time as well as being accessed by our Property Management team at Premier.

  • chevron_rightWhen and where are the POA meetings?
    Homeowner meetings are held annually in the Fall, the management team mails notices to all homeowners advising of the exact time and location. An announcement will also be posted on the website.
  • chevron_rightWhere can I park?
    There is absolutely NO PARKING in grassed or common areas. If there is not sufficient parking in your driveway, there may be short term parking available in the pool/playground parking lot. There is no overnight parking at the pool/playground parking lot or on the street.
  • chevron_rightWhere do I find the forms or guidelines I need?
    As of January 1, 2021 the only Buckhead East forms, applications and/or guidelines that are current and accepted are available on this website. 
    No documents downloaded from Facebook or the old buckhead-east.com website are valid. The old documents have not been updated in over 3 years and do not reflect any current documentation that applies to the community or the DRC forms and guidelines.
    If you submit old paperwork, you will be asked to resubmit current paperwork.

  • chevron_rightHow can I get an amenity fob to access the pool?
    You can call Premier at (912) 236-7575 for instructions or send an email to Amenity and mail keys in the Contact Us form under Residents menu.
    You may also find the amenity fob forms to print an mail or an electronically fileable form is available here.
    The cost to replace a fob is $35. You must contact Premier if your fob is lost, stolen or damaged.
  • chevron_rightHow can I reserve the pool for a party?
    Parties are welcome and encouraged!  The pavilion is available for reservations; however, the pool cannot be reserved as it is for the enjoyment of all residents.

  • chevron_rightWhat are the rules for use of the pool?
    Pool Rules have been updated and may be found here.
     
    Pool hours, pool closures, summer/winter schedules, scheduled maintenance, etc. are posted and/or sent as mass emails. Please be sure to add the @bhepoa.com to your email so our emails do not end up in your junk folder.
     
    Additionally, property owners must follow standard safety Pool Rules posted in the pool complex.

    No, roofs on townhomes are property that must be maintained by Townhome budget. 
  • chevron_rightDoes Lake Lily have any representation for the POA Committees?
    At this time the Lake Lily Liaison and committee members have stepped down.  Please use the Contact Us form and select Liaison to reach the community Liaison or use the Request Manager to file a ticket.
  • chevron_rightIf parking is short where can I or my guest park?
    There is absolutely NO PARKING in grassed or common areas. There is a graveled area on the south end of the mailboxes which may be utilized for extra parking. There is limited room in these areas so residents will need to use the parking provided at their property prior to taking up spots in the overflow parking. If there is not sufficient parking, there may be short term parking available in the pool/playground parking lot. There is no overnight parking at the pool/playground parking lot or on the street.
  • chevron_rightWhat do the monthly maintenance fees consist of?
    The monthly maintenance fees cover the landscaping of the townhomes, normal wear and tear on the siding, and roofs, normal wear of painting, & power washing once per year if needed. Beginning 2020, this also includes exterior pest control twice per year. Please see Townhome covenants for specifics.
  • chevron_rightWhat fees do the townhome owners pay?
    The townhomes pay the annual POA fees which the rest of the community pays, current (January 2021) annual fee is $715, Beginning May 2022 annual fee is $750.There is an additional monthly maintenance fee for townhomes only. Current (January 2021) monthly fee is $135.50, these fees are combined to create a monthly payment of $195.08. Beginning May 2022 the combined fees will be $198.00 per month.
    Fees are subject to change yearly.
  • chevron_rightWhere can I store my Trash & Recycle bins?
    Bins can be stored inside your garage, or next to your garage. Bins must be removed from the street within 24 hours of trash or recycling pickup.
  • chevron_rightWho can use Lake Lily?
     Lake Lily is a common area for Buckhead East, so any resident or homeowner of Buck Head East may use the common area surrounding the lake.

  • chevron_rightHow do I add family members to my account?
    Registration Process for family members (Sub Users)
     
    Each family is allowed one account per household. 
    1 Primary User (Level 1)
    1 Secondary User /sub account (level 2)
    And children or other family members (level 3)
     
    It is not the intent for Sub Users to go through the regular registration process. Therefore, Sub Users are automatically given an Active status when they are added by a User Level 1.  If the Sub User has an email address the Sub User is automatically sent an email with their username and password.  
     
    A User Level 1 will add their own Sub Users by updating their profile.  A User Level 1 determines who is a User Level 2 and a User Level 3, but cannot change their mind after they have created the Sub User.
     
  • chevron_rightHow do I renew my Membership?
    If you receive a notice to renew your membership, you will see a couple links on the website which will take you to the renewal process.  First, A Renew Your Membership link may be displayed on the home page when you log in. Second, if You go to the Your Profile page, a Renew Your Membership link will be displayed.  If You are in the renewal period and not exceeded the Login Expiration Date, the Your Profile page will also show you how many days until your membership expires.
